WHAT CAN I USE AS AN INVESTMENT VEHICLE?

WHO CAN INVEST ON THE AVALLONN PLATFORM?

Anyone 18 or older.

Avallonn allows Trust, Mutual Funds, and IRA's to invest on the platform, we simply structure these investment vehicles as private investor entities.

DO I NEED TO PROVIDE AN EIN OR SOCIAL SECURITY NUMBER?

Yes. All income is reported to the IRS using these unique identifiers.

HOW DO CONTRACTS WORK ON THE PLATFORM?

Avallonn reviews each contract offer and agreement to ensure that we protect ourselves, as well as our members, from fraudulent use.

CAN VENDORS AND INVESTORS CONNECT OUTSIDE OF THE PLATFORM?

Avallonn gives Vendors and Investors creative options for handling their transactions, including:

HOW DOES AVALLONN PROTECT IT'S MEMBERS?

Because of our unique position as a connection platform, Avallonn takes a 5% equity stake in each property until the transaction or deal is complete.

WILL YOUR COMPANY NAME APPEAR ON THE TITLE WORK?

Connecting outside of the Platform to purchase or sale properties is a way to undercut our company, and is a violation of our Terms of Services, which will result in a $1,000 penalty fee, court action and additional legal fees, plus a lifetime ban from the site.

WHEN WILL YOUR NAME DROP OFF THE TITLE WORK?

As soon as the deal is complete. If there is a complex matter, however, such as a foreclosure, 1031 exchange, or rental arrangement created, we will keep our name on the Title until the arrangement comes to a close. No matter the duration of time.

That depends entirely on you. Some deals are consummated in 24 Hrs. Others can take 14-21 days. In the case of a 24 Hr. sale, no. If the deal takes longer than 24 Hrs. however, Avallonn will be on the title.

WHAT TITLE COMPANY DO YOU USE?

We have several different Title partners that are all reputable.

IS THE 30-DAY FREE TRIAL ACTUALLY FREE?

CAN MONTHLY MEMBERSHIPS BE PAID IN CRYPTO CURRENCY?

Yes. But the currency is subject to review. Send us a message through the Contact section and we'll respond in 24 Hrs.

There are no gimmicks. Most Avallonn deals close in a 21-day time frame. Once a deal closes, we begin to take the $150 monthly membership fee. And you can cancel at anytime. 

WILL I HAVE TO PAY ADDITIONAL FEES?

There are two fee schedules:

First, a $50 lien fee is applied to be split between  the Vendor and Investor for Avallonn 's name being recorded on the Title work.

The second applies to foreclosure and rental agreements. If a vendor or seller receives an offer from an Investor and proceeds to close with a rental agreement, they will be charged a monthly transaction fee for monthly payments transferred to the Investor. The transaction fee is 3.5% of your monthly repayment amount.

A NOTE ON FORECLOSURES

The Avallonn Community caters to those undergoing foreclosure, as well as professional vendors. This section is for Investors interested in creatively purchasing distressed properties.

WHEN I INVEST IN A FORECLOSURE, CAN A BORROWER RUN OFF WITH MY MONEY?

No. Borrowers never actually touch your money to begin with. After a loan commitment is made, the Lender transfers the money to Avallonn and we pay the bank. The Borrower then begins making payments to you. We keep the original deed to the property, but send you an electronic copy.

WHY DOES AVALLONN KEEP THE ORIGINAL DEED, BUT SEND INVESTORS AN ELECTRONIC COPY?

For the safety of our investors and borrowers, Avallonn retains the original mortgage deed in case of contract breach or other adverse action, up to and including litigation.

IS INVESTING IN FORECLOSURES DANGEROUS?

WHAT HAPPENS IF A BORROWER STOPS MAKING MONTHLY PAYMENTS TO ME OR MY SYNDICATE?

Failing to make payments is a capital offense in the Avallonn community and we will immediately move for a 24-hour eviction in the District or Circuit Court after three months of non-payment. But the Avallonn platform offers an alternative housing option, to circumvent any level of delinquency.  If, however, a Borrower fails to pay after the first month, they can be moved to a similar property already owned by the Investor.

Like many business endeavors, investing in real estate carries some weight of danger. But Avallonn allows Investors and Borrowers to devise financial plans that are mutually beneficial, while limiting the risk of non-payment.

IS THERE A LIMIT TO HOW MUCH RENT I CAN CHARGE?

CAN  A  HOMEOWNER CANCEL  A  SALE AND TAKE THEIR HOME OUT OF FORECLOSURE?

No. Only a mortgage lender can cancel a sale and even then, that's only if a homeowner raises the money to repay the lender, which they probably won't.

Avallonn does not limit the amount of rent investors charge. At the same time, rental rates cannot conflict with a State's usury laws.

I CAN'T HELP OUT THE HOMEOWNER, CAN I?

In pre-foreclosure, you can offer homeowners numerous options that you think could improve their situation. Including negotiating a short sale, buying the home in pre-foreclosure, or purchasing during the foreclosure process.

DOES AVALLONN LIMIT AN INVESTOR'S FINANCING TECHNIQUES?

No. Investor's can be as creative with financing techniques as they want. We do, however, monitor transactions to ensure fairness and legality.

Investors can be repaid in a currency of their choice, including a mix of cash and digital money, such as Ethereum, Bitcoin, or Libra.
